An absolute disgrace . i am 2 weeks , 10 emails , 10 phone calls trying to rectify an error made by RTB first day. All I wish to do is register and existing tenancy. They are incompetent in the extreme. If I had the time and patience I would bring them to court for mental torture.

the RTB are not fit for purpose. I tried to register a property and I kept getting letters from them that the information provided was incorrect, even though I finally sent them copy of my revenue assessment, with name, address, DOB, PPS No. I gave up, still not registered after over a year and after about 10 attempts. The WEB site does not function in a correct manner, just awful ! Try ringing, wait for an hour, got the most rude / unhelpful woman, I think I was interrupting something at her home she was doing, kept repeating " got to go, Im BUSY !!!." Im selling up now...

Es la peor organización que hay en Dublín. Me estafaron y pagué la disputa. Se extravió mi cheque y no me han dado ningún tipo de solución. Solo que lo vuelva a pagar. Son súper lentos y no te ayudan ni te facilitan nada. Es una pena que Dublín vaya así….

There are no words to explain the craziness of this organisation, briefly I explain ...I paid reg fee 40 euros attached to the form, weeks later monies cashed followed by request for the form which was attached to fee. Now I owe euro 150 because of late reg although cheque cashed, I argue this cannot be, was told my cheque 40 will be returned ? what happens next I cannot believe !!! I must now send 150 euros, (interest) many arguments later I was told 110 euros will be refunded, 'computer cannot cope with this transaction any other way' Hi RTB where is my original cheque ? 000000000000 star if possible

The RTB are an absolute disgrace totally incompetent and unwilling to help. I've had several calls and emails in regards to a ongoing matter with a rental property and they are completely unwilling to help. Tax payers money is funding this shambles which is a complete joke. They need to be completely overhauled they're serving no purpose whatsoever.

A national joke. Heaps of regulations and punishments in place for landlord misconduct but utterly zero consequences in place for misconduct by tenants. For those small landlords, is it any wonder they are leaving the market at rapid pace? Tenants are essentially allowed (one could argue encouraged in some instances) to not pay rent on time for there is no consequence. They can be up to 28 days late each month so if you have a mortgage to pay and need rent paid on a reliable date, forget it. Also looking to get your home back? Forget it too. Zero repercussion if they should decide to overhold ie steal your house! Such an act is not even recognised as illegal but instead a ‘civil matter’ which can take up to 2 years to play out in court. Worse again, should you attempt to enter your own property which you own after their notice of termination has passed, you would be deemed as trespassing! Funny enough they took the time to deem this act illegal but not the tenant stealing your home. No words Ireland. Like something you would see in a third world country.

As a landlady, myself. I am disgusted with this organisation. This is just another extension arm of the government. Designed to protect tennants at any cost. They don't care about third party home owners severely AFFECTED by unscrupulous landlords and undesirable letting agents. By law I have to register but I will never as much as either speak or liase with this farcical money orientated con.

Useless instituion. Delay, delay, delay...After bunch of calls and e-mails they are still delaying the case. Landlord did the hike in rent for 10%...RTB did not helped at all. One more example how the government is protecting landlord, instead of tenants...Disgrace! If I could put 0 stars, I would put instead of 1...

I have just come off the phone from the RTB. It was a dreadful experience. The person barely answered me. Their English was bad I think they're from eastern Europe. I am elderly and I just felt confused and upset. Surely they can get someone friendly, polite with good English.

Unfit for purpose. Took a case against my landlord. Spent months compiling evidence and ensuring it was compiled in a legible way only for case officer to upload everything and compile it in random order rendering it impossible to follow. Spent hours typing up a guide for how it should be reviewed and having lodged my concerns they told me everything should be uploaded in a single PDF if I wanted it in order, despite that being impossible given the amount of evidence and having been told by the RTB to send it in as many parts as required. Adjudication hearing was not informal at all. Told on the spot to present my case despite having spent months compiling it. Such an emphasis is based on it being evidence based but that didn’t seem to matter to adjudicator John Noonan who took my landlords word that the heaters were checked back in 2020 (I had two broken heaters for over two years). I provided evidence in email form and a recording of the electrician confirming the heaters were broken for years but that was ignored. It was also clearly established by Noonan during the hearing that the landlord simply didn’t remember getting any email re the heaters in 2021 (evidence provided) but that was forgotten about in the determination order. The adjudicator claimed that I didn’t complain enough about issues raised. He claimed that my complaints “weren’t genuine” despite providing more than sufficient evidence to prove said claims. I was supported by two Threshold representatives who attended with me. The adjudicator claimed I had no problem speaking up for myself at the hearing so I essentially had no excuse for not standing up for myself to my landlord, even though it was clearly established - with evidence - that the threat of selling the property was hung over my head. I offered additional evidence during the hearing and it was rejected saying “it wasn’t necessary”. The adjudicator made up statements that never were uttered during the hearing. All hearings should be recorded, and the adjudicator should be accompanied by another party. They should not be left to rely on their memory, poor note taking and their own bias. Of course, if I wanted to appeal this I had to pay a further €85 and go through the stress of another hearing. I refused to face further financial burden and emotional distress in holding John Noonan accountable for his incompetence. The Threshold representatives were also very surprised in the outcome given the evidence I provided and what was stated by both landlord, his agent and the adjudicator during the hearing. Disappointment and anger does not cover my feelings toward this process. It only served to allow the landlord and his agent to get away with their disgraceful actions. Evidence-based should mean evidence-based, not taking someone at their word absent any evidence.
